How often should I get my electrics tested?
If you own your house you should have your electrical installation tested every 10 years.
In a rental property you should have an electrical inspection every 5 years or on change of occupancy. This is now a legal requirement as of 1st June 2020.
A property should also ideally be tested before being sold so that the buyers know the condition of the electrics.

It is recommended you have an EICR every decade for your property. You should first look for clear signs that the electrics in your property are outdated before deciding if you need an EICR.
There are some obvious signs that will tell you if you have old equipment that needs replacing. You should look out for:
Fixed cables which are coated in black rubber.
Plastic fuseboard with rewireable fuses or plug in breakers
A fuse box with a wooden back, cast iron switches, or a mixture of fuse boxes.
Braided flex hanging from ceiling fixtures.
All of these features indicate that the electrics in question were created before or during the 1960's. This means you are in serious need of an EICR.
